Premier begins construction on warehouse project

BOLINGBROOK - Premier Design + Build Group broke ground on a 219,000-square foot speculative warehouse along the I-55 corridor in Bolingbrook.

Known as Fountain Square Facility 5, the warehouse will be constructed of precast concrete and steel for client Bridge Development Partners, LLC. The new structure is the final development of the Fountain Square Commerce Center, which was acquired by Bridge in November 2018.

Premier will manage design + build services for Fountain Square Building 5, which is slated for completion in March 2020. The firm was also tapped recently to complete multiple tenant improvements in Buildings 2 and 3 at Fountain Square Commerce Center. "We worked closely with Bridge and the village of Bolingbrook to envision and create spaces that would attract tenants quickly and meet all of their needs," said Premier's president/owner Alan Zocher at the groundbreaking ceremony.

Rodeway Inn sells for $1.75 million

JOLIET - Marcus & Millichap said it has sold Rodeway Inn, a 63-room, interior corridor hospitality property in Joliet, for $1.75 million, according to Steven D. Weinstock, regional manager of the firm's Chicago Oak Brook office.

Rodeway Inn is located at 1730 McDonough St., near the Interstate 80 and Highway 7 interchange. The investment provides the new investor a value-add opportunity with plans for an extensive renovation and conversion to another major national hotel brand in the future.

Ebrahim Valliani, a senior associate, Allan Miller, senior vice president investments, Chris Gomes, senior managing director investments, in Marcus & Millichap's Chicago Oak Brook, Dallas and Austin offices, exclusively marketed the property on behalf of the seller. The buyer was represented by Miller, Gomes and Valliani.

Outing raises $195,000 for Silver Cross

NEW LENOX - The Silver Cross Foundation recently raised $195,195 at its 28th Annual Charity Golf Classic at Crystal Tree Country Club in Orland Park, with 180 golfers coming out to support Silver Cross Hospital.

Proceeds from the event will help advance heart care services at Silver Cross, which includes establishing an open heart and structural heart surgical program to treat life-threatening valve disorders and structural heart defects using minimally invasive technology.

Over the next two years, Silver Cross is investing $22 million to provide innovative, multi-specialty care for patients with advanced and complex coronary disease. This includes adding two state-of-the-art operating rooms, a "hybrid room" equipped with advanced medical imaging devices to support minimally invasive surgery, two recovery rooms, two ICU rooms and 3-D cardiac technology for an electrophysiology lab.

The new surgical services will be housed in a new 33,000-square-foot pavilion on the east side of the Silver Cross campus connecting to the hospital's second-floor Procedural Care Unit.

In addition, a cardiac care unit will open on the first floor directly below the PCU to care for patients after heart surgery, and will be serviced with a dedicated elevator between the two units. The entire project will be completed by fall 2020.

Joliet shopping strip sells for $680,000

JOLIET - Marcus & Millichap said it has sold Springfield Plaza, a 10,198-square foot shopping strip at 121 Springfield Ave. in Joliet, for $680,000, according to David G. Bradley, regional manager of the firm's Chicago Downtown office.

Springfield Plaza is strategically located near other commercial developments, single-family homes, and apartment complexes. There are over 83,000 residents within a three-mile radius of the property, bringing in consistent business and keeping the area well trafficked. This shopping strip comprises seven suites and is fully leased to a variety of tenants.

Brian Parmacek, a first vice president investments, and Luke Kingsbury, an associate, in Marcus & Millichap's Chicago Downtown office, represented both the seller and purchaser in the transaction.
