Village should pay attention to developer's report

APEX 400 Developer states that retail plus parking is what is influencing the height of 400 Main St. in Glen Ellyn. With due diligence, more parking can be fit into overall project. Conventional parking structure criteria should be considered, i.e., 10 feet between "slabs," rather than 16 feet now shown.

My letter to developer stated that his architect, FitzGerald, did designs that would better fit Glen Ellyn's charm. This is evident by looking at their website. FitzGerald's variety of architecture suitable for Glen Ellyn was excellent. His reply was "you can't please everyone."

Site is too small for this luxury-filled project with excessive amenities. I have repeated my opinion many times that 4-foot-wide corridors and a single bank of elevators does not define luxury. (5 feet wide corridors are required by Code).

Trustee Kenwood approached Larry Debb regarding purchase of 504 Hillside. His answer was "won't do me any good and it's too late."

504 Hillside property would allow for three to four more apartments per floor or nine to 12 for total project.

And allow for correcting a sharp 90 degree turn from upper level of parking structure.

This means that based on APEX 400 concept of building from sidewalk with no setbacks, A four-story building is possible. And, since 504 Hillside parcel allows for greater height, a Penthouse is also feasible on this parcel.

Village board is not waiting for Houseal LaVigne's report, which suggests that a tall building on highest land in village is not desirable.
