Wheeling planners back new industrial building

Village officials have paved the way for an 84,000-square-foot industrial building on the site of an empty property in Wheeling.

Plan commission members Thursday unanimously approved a developer's proposal to build the large structure on a 5.3-acre plot at 1075 Chaddick Drive. New York-based real estate firm Sitex Group is under contract to buy the property from ABF Logistics. The freight company owned the property for decades and operated a truck terminal at the site until 2010.

The new building would dwarf the blighted 13,000-square-foot truck terminal. Developers plan to demolish the existing building and construct a new one with 30-foot ceilings, 10 loading docks and 99 parking spaces. About 5,000 square feet could be used for office space.

The building could be leased to two tenants for warehousing, distribution or manufacturing, according to site plans. Sitex estimated future tenants could bring 45 to 95 jobs to the site.

Sitex has plans to build a 8-foot-tall wood privacy fence on the eastern side of the property, which is adjacent to homes in Wolf Run Estates. The developer predicted the building will bring less truck traffic than the previous property owner because the plan has fewer truck terminals.

The village board is expected to vote on the plan Feb. 6 at village hall, 2 Community Blvd. in Wheeling.
