Spring Improvement Projects: When, and Why You Need a Permit

Spring is almost here, and now is the time that businesses and homeowners begin to plan improvement projects.

The Village of Buffalo Grove requires that building permits be obtained prior to the start of most of improvement projects. Examples of when permits are needed include the construction of additions, as well as kitchen, bath and basement remodels. Installation of fences and driveways, as well as swimming pools, hot tubs and spas also require a building permit.

Additionally, permits are needed for plumbing and electrical work.

"The requirement to obtain a building permit actually protects your investment. Village staff will ensure that your contractor is working in accordance with Village code, which helps to avoid a number of situations that could cost you considerably in the long run," said Community Development Director, Chris Stilling.

Those instances include when a property is put on the real estate market. A buyer can inquire about previous improvement projects, and if any were completed without a permit, the buyer's decision could be negatively influenced due to liability issues. The property owner could then be required to make costly repairs.

For example, if a fire or plumbing issue arises as a result of a project where a permit was not obtained, property insurers may not cover the damage. Building permits can oftentimes be issued over the counter for projects relating to furnaces, roofing and water heaters, if all of the required information is made available.

The time that permits take to process can range from a few days for residential projects, and up to 10-15 days for commercial projects. Some may require multiple Village inspections based on the scope of work.

The Village has taken steps to streamline the inspection process. Inspectors are now cross trained so that they can inspect multiple project types to minimize the need for multiple inspections.

Another important reason to confirm when a project needs a permit is due to zoning and grading issues. Village engineers can ensure that the work completed will not result in flooding issues on the property due to grading. Zoning specialists can check the plat of survey to verify that regulations are followed so as to avoid property and zoning-related problems.
