Developers to break ground on 271,200-square-foot Bartlett warehouse

A Chicago developer is expected to break ground next month on a 271,200-square-foot speculative warehouse in Bartlett's Brewster Creek Business Park on Schiferl Road.

The 14-acre project, called Ridge Brewster Creek, comes as a joint venture between Ridge Development and Diamond Realty Investments, the real estate investment arm of Mitsubishi Corp.

Ridge Development Senior Vice President Darcie Fankhauser said the warehouse, planned for 1331-1337 Schiferl Road, is expected to cost between $17 million and $18 million and marks the company's first project in Bartlett.

The warehouse, expected to be completed in September, has not yet been leased to any tenants.

"We have had a handful of tenants inquiring about space," Fankhauser said. "But it's still very early in the process."

The warehouse is set to include 36 exterior docks, four drive-in doors and automobile parking, with the potential for trailer parking.

"DuPage County is experiencing high demand for modern industrial space, but there is a lack of supply for tenants seeking more than 100,000 square feet," Fankhauser said.

Once completed, the warehouse can be divided into spaces as small as 67,800-square-feet.

Palatine's Harris Architects serves as the project's architecture firm.
