Alden Township Property Tax Appeals Due August 19

Algonquin, IL – Alden Township residents have until August 19 to appeal their property tax bill. Yet most McHenry County property owners are oblivious of this deadline, according to property tax expert Karen Krug, President of K2 Consulting of IL, Inc. who appeals and lowers both residential and commercial property tax bills. The real estate assessment, published July 19, 201, triggered this 30-day countdown.

While an average appeal saves her clients at least 12%, some of Krugs' clients saved 46% on their tax bill. Many clients also receive a multi-year benefit. But according to Illinois tax data, less than 10% of property owners have appealed their tax bills.

As property values plummeted, shouldn't tax bills also fall? Not necessarily, according to Krug. “Each taxing body continues to ask for more money, including schools, fire and police departments, parks & recreation and libraries. Tax rates climb annually. Tax payers get a double hit because we pay for not only services but also employee pensions,” Krug explained.

“In 2010, I was outraged by my own tax bill so I researched the facts, taught myself the appeal process and lowered our bill by $1,300,” explained Krug. Encouraged by these results, she appealed tax bills of family, friends and neighbors and her 96% success rate inspired her to launch a small business. “I love finding and righting inequalities. No one should pay more than his fair share.”

K2 Consulting has expanded into niche markets like adaptive reuse properties (houses renovated for business) and appeals taxes for investors who own rental properties and vacant buildings. Krug educates senior citizens, people with disabilities and veterans who are eligible for, but unaware of, special tax exemptions.

Dundee Animal Hospital Practice Manager Dena Chiddister was delighted with the appeal results. Krug lowered the Algonquin tax bill by more than 20% the first year and 15% the second year. “We were able to invest our savings into new technology that directly benefits the animals we care for,” Chiddister shared.

“It's a no brainer. Wait for the assessment to come in the mail and send it to Karen,” explained TJ Panzloff, owner of Visionary Properties, IL LLC after realizing a 37% savings on three rental properties.

Krug's company helps customers who lack the time and knowledge to win a successful appeal. “Karen lowered our tax bill almost $2,000. I think all property owners would be smart to have Karen assess and appeal their tax bills,” added Bloch who now works as Office Manager at K2 Consulting of Il.

K2 is gearing up for the 2013 assessment season. “Once property value information has published, we have just 30 days to appeal,” Krug explained. The company charges a small upfront fee then collects a portion of the first year tax savings for only successful appeals.
