W. Dundee board discusses Randall Road

Development may be stagnant because of the economy, but West Dundee is forging ahead with plans for its Randall Road corridor.

During a committee-of-the-whole meeting Monday night, the village board discussed designating the area a special development district.

The designation would streamline zoning and development regulations once property owners petition for annexation to the village and prepare to develop the tracts of land.

Under a special development district, allowable zoning includes residential, multifamily, light industrial, office and retail, said Village Manager Joe Cavallaro.

Cavallaro specifically mentioned the Galvin Property, the largest parcel of land to be included in the corridor.

"The Galvin property fits the designation, but we also have smaller parcels that don't necessarily fit the mold," Cavallaro said. "For consistency and zoning purposes, it makes sense to make it a special development district."

However, the village would need to make provisions because the special development district designation is restricted to land parcels that are 200 acres or larger and are within a mile of the Illinois Interstate or a Strategic Regional Arterial road, Community Development Director Cathleen Tymoszenko said.

"There are six or seven parcels that range from 1.8 acres to 270 acres that are not going to be developed singly," Tymoszenko said. "They will be developed seamlessly and cohesively. The village looks at this as a corridor plan instead of small parcels. Larger parcels will be better for Randall Road development. This is a way to get ready."

The Planning and Zoning Commission will consider the item and hold a public hearing about it at a meeting on Tuesday, May 26.

The village board on Monday also discussed rezoning parcels at the northwest and southwest corner of Randall Road and Route 72 to a commercial designation within the village's comprehensive plan. The northwest corner currently is zoned for residential use, while the southwest parcel is not designated.
