Algonquin OKs development with new view
Amid concerns that some east-side residents may have issues with an unsightly view, Algonquin's village board on Tuesday night approved the Fitness Plaza IV project, after a developer promised to fix the problem.
The village's committee of the whole initially had sent Roselle-based developer Gerardi G. Contractors Inc. back to the drawing board after seeing the roof wasn't "in sync" with the architecture in nearby buildings, Trustee Robert Smith said.
But the village's request for a pitched roof would cost the developer between $120,000 and $125,000, said the company's Principal Frank Gerardi.
So to compromise, Gerardi on Tuesday showed plans to trustees that promised to raise portions of the roof.
This is so residents living in townhomes nearby won't see the building's exposed roof top utilities or a "big black blotch of a roof," from their second floor windows, Trustee Jerry Glogowski said.
"We don't want this to create an eyesore for the residents who have been there for many years," Village President John Schmitt said.
The 12,500-square-foot building is slated for Algonquin's east side within the County Line Square near County Line and East Algonquin roads.
Cardinal Fitness will be the main occupant, while the remaining two tenants have not yet been secured, Smith said.
