Cedar Hill finds growing audience

There are a lot of reasons why active adults love the emerging new homes community Cedar Hill. They appreciate the safe streets, the diverse activities, and the natural setting of surrounding Woodridge, a suburb that has won recognition as one of Money Magazine's 100 Best Places to Live.

They find themselves attracted to Cedar Hill itself, whose 26 duplex homes -- with four floor plans of from 2088 to 2679 square feet -- will feature open, airy layouts with three bedrooms, large great rooms, spacious kitchens, formal living and dining rooms, full 9-foot deep basements, two-car garages, and central air conditioning.

And they value the first-floor master suites with luxury bathrooms that will grace half of the homes. The rooms offer the promise of convenience, of keeping the most important living space on one floor.

But, ironically, the most important reason active adults love Cedar Hill may be that it's not actually an active-adult community.

"I can't tell you how many older Boomers have told me that they don't feel comfortable with the idea of an active-adult development," said Laura Johnson, Director of Sales and Marketing for Kenar, the company building Cedar Hill.

Cedar Hill has attracted a diverse group of buyers, beginning with those older Boomers who are looking to downsize from larger, more labor intensive homes. Many younger, move-up families are also turning out, looking for luxury and a convenient location such as Woodridge -- which is only 25 miles west of downtown Chicago. The prices of the homes range from the lower $400's to the upper $400's.

"Cedar Hill makes Woodridge an even better place to live," said Johnson. "And the leafy, beautifully wooded suburb provides the perfect setting for our quaint little community."

Because it's not age-restricted, Cedar Hill doesn't provide all those activity amenities that require high association fees to finance.

On the other hand, Cedar Hill lies close to a lot of taxpayer- and individual fee-financed recreational options, including forest preserves, parks, major golf courses, and much more.

Convenience is another key. Residents will have quick and easy access to the I-355/I-55 junction. They'll also find abundant shopping and the nearby Internationale Centre, a large multi-use business park offering plenty of jobs, goods, and services.

"Luxury, convenience, recreational richness -- Cedar Hill has it all for active adults. The only things missing are the monotony and expense of an age-restricted environment, and our mature buyers couldn't be happier about that," said Johnson.
