Developer tells Wheeling his plan isn't too dense

The Wheeling village board sent a townhouse proposal back to the plan commission Monday amid questions of density.

The 16-acre development by Lexington Homes is for 144 townhouses at 250 N. Northgate Parkway.

The developer insisted on Monday that the density is compliant with what is allowed in Wheeling and that half of that 16 acres is dedicated to open space, including a pond. In the end, the density comes down to 9 units per acre, he said.

"We heard what the village wanted from staff," Moises Cukierman said. "That's what we provided."

James Ferolo, the village attorney, said that the item would have to return to the plan commission either way because the changes in the original plan were never approved by that board.

Trustee Dean Argiris said he hopes that the plan commission will be made aware of the comments by the village board, including wishes that the development include high-end construction materials.

"I still feel that there is room for improvement," Trustee Ken Brady said.

Trustee Judy Abruscato agreed that the buildings in the development just seemed to be too close together and the project would be making a great impact on traffic in the area.

"The traffic concerns me," she said. "It look like it's too thick."

The plan commission will take another look at the project and refer it back to the board at a later date.
