Condos coming to downtown Arlington Heights
A new community of condominiums and single-family homes by Elliott Homebuilders Inc. in Arlington Heights offers home buyers a suburban downtown location near a commuter rail station.
Arlington Market boasts 110 multifamily condominium residences in twin four-story buildings on approximately 15 acres near downtown Arlington Heights, as well as 54 single-family homes.
The residential area will be connected by walkways to The Shops at Arlington Market, 42,000 square feet of retail space. Downtown Arlington Heights' Metra rail station on the Union Pacific Northwest line is a few minutes' walk from the new community, allowing residents to leave their car parked in the buildings' underground garage.
The two- and three-bedroom, two- or 2½-bath condominiums range in size from 1,300 to 2,225 square feet, with pre-construction prices ranging from $284,900 to $495,900 (availability and all prices are subject to change without notice). Corner penthouse suites will feature expanded garden terraces.
The two-story, single-family homes, each with two or three bedrooms and 2½ baths, will be built on "city-size" lots ranging from 28 to 32 feet wide and will feature finished basements; many of them will include three-car garages. The four floor plans range from 2,914 to 2,969 square feet, with pre-construction base prices ranging from $599,900 to $694,900. Fifteen different exterior elevations are offered.
Exterior design features of the masonry condominium buildings include specialty stone and brick patterns and architectural roofing detail, and radiant-heat snow melt systems at entryways and garage entrances. Other details include covered private balconies or patios with architectural railings, transom and bay windows, smoke/carbon monoxide detectors and fire sprinkler systems. Both buildings will have two-story decorated lobbies and two elevators, an exercise room, and a party/meeting room with a private entrance.
Among the interior features are hot-water radiant heat in the precast concrete floors combined with individually controlled forced-air heating and air conditioning; in-unit laundry rooms with rough-ins for full-size washers and dryers; sound- and fire-resistant concrete bearing walls with steel studs and fire code-approved drywall.
Both the condominiums and the single-family homes will include gourmet kitchens with breakfast areas, 42-inch custom-quality cabinets, ceramic tile flooring, and stainless steel-finish General Electric appliances including gas ranges, built-in microwave ovens and dishwashers. The condos will include solid-surface counter tops while the single-family homes will have quarter-inch solid granite counter tops.
Master baths will include ceramic tile flooring, tub and shower surrounds, custom-quality vanity cabinets, cultured marble vanity tops with integral sinks and separate, oversized walk-in showers with glass doors (per plan). Some condominium plans and all single-family plans will have large soaker tubs; whirlpool tubs are optional.
The single-family homes will feature finished lower levels, dual walk-in closets in the master bedroom, hardwood flooring in many areas of the home, and gas fireplaces. Outside, they will feature wood decks, detached two- or three-car garages, landscaped and fully sodded yards, and wrought iron privacy fencing (per site). One plan features a passenger lift between the first and second floor.
Options in the single-family homes include skylights, wood-burning and masonry fireplaces, whole-house humidifiers, and pre-wiring for home entertainment systems.
