Sales open for Andersonville condos

Sales are under way at Clark 36, a stunning 30-unit new-construction condominium development in the Andersonville neighborhood on Chicago's North Side.

The development, located at 4860-4872 N. Clark Street, is being developed by McHugh Homes and will feature three buildings, built side-by-side, said Charles Huzenis, president of Jameson Realty Group, exclusive sales and marketing agent.

One of the most interesting features of the new development is its vintage-styled architecture which features a brick and stone facade and an abundance of Old World style architectural detailing such as arched windows with a crown of ornate bricks overhead and lentils.

"The building is designed to blend into the neighborhood's existing architecture," Huzenis said. "The development will look like it has always been there."

Plans for the three-story development also call for first-floor commercial space and a landscaped rear yard. Residents will have elevator access to their condominiums.

Buyers may choose from two-bedroom or three-bedroom floor plans with two baths. Pre-construction base prices range from $389,000 to $489,900, which includes garage parking. Initial occupancy is scheduled for spring 2008.

Some of the standard condominium features at Clark 36 include oak hardwood flooring throughout the living area, crown moldings, ventless fireplaces with custom mantels and generous-sized outdoor spaces.

The gourmet-styled kitchens will include granite counters, Brookhaven cabinetry, recessed and pendant lighting, plus a full stainless-steel appliance package.

Other amenities include: in-unit stackable washer and dryer and a master bath spa with stone flooring, tub and shower surround, granite or marble vanity, Brookhaven cabinetry and oversized steam shower. Secondary baths will feature a pedestal sink and stone flooring and tub surround.

All of the residences will be pre-wired for Category 5 telephone lines with high-speed internet access and satellite, speakers in master bedroom, bath and kitchen, surround sound in the living room and a security alarm system.

One of Clark 36's premiere floor plans is Plan 2N-4N, a three-bedroom condominium with three baths.

The foyer entry into the residence is in the center of the long, rectangular-shaped floor plan.

Just ahead is one of the secondary bedrooms. The bedroom has shared access with another bedroom to a full bath, situated between the two.

To the left of the foyer and down the long hallway, it opens to a large space containing the living/dining area with access to a porch. The kitchen is defined from the living/dining area via a long work island/breakfast bar.

For maximum privacy, the master bedroom is located at the opposite end of the floor plan and features a full wall of closet space. The master bath is large, measuring 9 by 10 feet. It features a water closet, separate shower area, tub and dual vanities.

The location of Clark 36 in the Andersonville neighborhood is one of its best assets. Tucked into the southwest corner of Edgewater is Andersonville, a charming community bounded by Foster, Clark, Ravenswood and Bryn Mawr.
