Be prepared when selling vacation house
Second homes are a great investment for many families. Once homeowners have exhausted the enjoyment of their vacation home, however, they may not want to wait until winter's end before putting it on the market.
While springtime traditionally starts the second-home season in this region, savvy buyers are on the lookout for the right home year-round.
Sellers should put their vacation getaways on the market this winter with a few thoughts in mind:
Be showroom ready. If you plan to leave your vacation home behind, make sure it's showroom ready. Homes have more appeal when furnished, so make sure the beds are made and the furniture is well placed. Before you lock up, remove any clutter from countertops and closets. Also, find someone local to act as a caretaker for the property. Your Realtor can assist with this to ensure that the yard is trimmed and the home is dusted.
Think beyond the weekend retreat. "Owning a vacation home doesn't really go out of style, especially with the Baby Boom generation that has an eye on retirement," said Jim McEneaney, senior regional vice president for Coldwell Banker Residential Brokerage. "Some buyers are looking for an investment they can rent out, while others are looking for a home to retire in. Any information the selling party can provide about the rental market in the area or renovation regulations can help secure a buyer."
Tap into seasonal charm. Does your cottage have year-round appeal? Attract buyers interested in a vacation home that's built for a Midwest winter, close to seasonal activities like skiing or ice fishing.
