You can sell a home during the fall

Spring and summer have a reputation for being popular times to buy a home, but fall is as good season as any for serious homeowners to stick the "For Sale" sign in the yard.

"Buyers who are looking to purchase a home later in the year often have external forces driving their need to move such as a job relocation or a new addition to the family," said Jim McEneaney, senior regional vice president, Coldwell Banker Residential Brokerage. "This can make for an aggressive new group of buyers."

Considering selling this fall? Here are a few suggestions from Coldwell Banker:

Show your colors. Do you have a well-landscaped front yard? Keep it looking its best and rake as often as needed. If you have an abundance of leafy deciduous trees, fall is your home's time to shine.

Play up the holidays. If your home is ideal for entertaining, talk to your Realtor about ways to accentuate its best features. Set the dining room table for a holiday meal or serve seasonal drinks from the great room.

Get everything in tip-top shape. Your buyer will likely hire an inspector before closing, so talk to your Realtor about finding one who'll visit your home before you put it on the market to avoid any surprises. Pay close attention to elements of the home that are essential this season. Check gutters, for example, and make sure fireplaces are cleaned and in working order.

Know your place in the market. Access to real estate information on the Internet means that buyers are walking into your home more educated than ever. Your Realtor will be able to keep you aware of the homes recently sold or for sale in your area to better negotiate with serious buyers.
