Draw of vintage condo is architecture, charm

Condominium shoppers interested in something beyond modern architecture and interiors should tour one of several vintage walk-up developments on the North Side being marketed by Jameson Realty Group.

Housed in courtyard settings and smaller apartment buildings, these condominiums typically feature renovated facades, along with interiors showcasing crown moldings, hardwood floors and wood trim.

"Buyers are typically searching for renovated vintage buildings that feature original woodwork and moldings, 9-foot to 11-foot ceilings, fireplaces and refinished oak or maple wood floors," said Charles Huzenis, president of Jameson Realty Group.

Despite the age of these buildings, buyers will find renovated interiors with modern conveniences such as granite countertops in the kitchen and whirlpool tubs in the bathroom.

The Old World charm of a vintage condominium on a tree-lined street continues to draw first-time buyers to several choice North Side developments, Huzenis said.

Jameson currently has a variety of condominiums with prices starting under $250,000. Here is a look at some of the choices:

• Wilton Schubert Condominiums. This 24-unit courtyard building at 914-924 W. Schubert/2701-2707 N. Wilton has been renovated inside and out. The building has only one condominium left for sale: a two-bedroom, two-bath condo priced at $399,900.

• Washtenaw Gardens Condominiums. This 22-unit courtyard building is located at 6341-6345 N. Washtenaw in the West Rogers Park neighborhood. Two-bedroom floor plans are priced from $168,900 to $175,900. So far, 70 percent of the condos have been sold.

A model is open for viewing from 11 a.m. to 1 p.m. on Saturdays.

• 3016 W. Belle Plaine. More than 70 percent of the 11 condos in this walk-up apartment building have been sold. Floor plans include one- to two-bedroom simplexes with one bath and two-bedroom, two-bath duplexes. Base prices range from $142,900 to $239, 900.

The model is open Sundays from 11:30 a.m. to 1:30 p.m.

• 2916-2924 Berteau Condominiums. This vintage red brick building at 2916-2924 W. Berteau is in the Ravenswood neighborhood. Only two condos remain for sale. The floor plans include two-bedroom duplexes with two baths and a study. The remaining duplexes are priced from $279,900.

• Abbott Court Condominiums. This 15-unit development features a gray stone exterior and an historic coach house at 2828 N. Orchard in Lakeview. Available condos have two or three bedrooms with one or two baths. Base prices range from $299,900 to $399,900. To date, 75 percent of the condominiums have been sold, including the coach house.

• The Yellowstone. This 27-unit renovated vintage courtyard condominium is located at 1667-1673 W. Farwell in Rogers Park. The simplex and duplex condos have two or three bedrooms and one or two baths. They are priced from $199,900 to $329,900. Garden units are priced from $169,800. To date, 40 percent have been sold.

The model is open Saturdays and Sundays from 1 to 4 p.m.

• Paulina Ridge Court. More than 90 percent of the residences have been sold at 5909 N. Paulina in Ravenswood. The landscaped courtyard development features two-bedroom, two-bath duplexes and simplexes and two-bedroom, one-bath simplexes base priced from $209,900 to $279,900.

• Winthrop Terrace Condominiums. This 19-unit development is at 4936-4938 N. Winthrop in Uptown. Condos have one-bedroom-plus-den and two-bedroom simplexes, and duplexes with two bedrooms and two bedrooms plus den. Base prices range from $159,900 to $274,900. Garden units are priced from $149,900. More than 60 percent have been sold.

• The Grove at Greenleaf. This development, located at 1358-1366 W. Greenleaf in the Rogers Park neighborhood, features two-bedroom condos priced from $169,800. To date, more than 70 percent have been sold.

• Eastwood Court. This 32-unit vintage rehab development is at 3106-3108 W. Eastwood and 4634-4642 N. Albany in the Ravenswood Manor neighborhood just east of Albany Park. The development features completely rehabbed vintage one-bedroom, one-bath and two-bedroom, two-bath condominiums with hardwood floors. Only one remains for sale -- a two-bedroom, 1½-bath duplex for $204,900.

A furnished model is open at Eastwood Court on Sundays from 2 to 4 p.m.

• Avers Court. This 31-unit building at 5148-5158 N. Avers on the northern border of Albany Park has three remaining simplex residences, priced from $189,900 to $199,900. They feature two-bedroom and two-bedroom-plus-den layouts with one or two baths.

A furnished model is open from noon to 2 p.m. Sundays.

• Troy Court Condominiums. This vintage 20-unit condominium conversion at 4333-4337 N. Troy showcases rehabbed one-bedroom-plus-den and two-bedroom layouts. Base prices range from $194,900 to $219,900. To date, 80 percent of the condos have been sold.

A furnished model is open Saturdays from noon to 3 p.m.

• Hermitage Court. Only one of 20 condominiums remains for sale at 4863-4867 N. Hermitage in Andersonville. The one-bedroom, one-bath layout is priced at $209,800.
