Developments offer front row seat to city's summer lineup
While basking in the sights and sounds of the Air & Water Show, Venetian Night or any other of the scores of fun summer festivals downtown Chicago is known for, no doubt a number of attendees will be thinking the same things:
"I can't believe I had to lug these chairs/coolers/bags all the way from the car/L/Metra."
"Hope we can leave early to get a jump on traffic."
"Boy would it be nice if I could go someplace close and cool off in air conditioning."
Well, thanks to two new condominium developments in strategically located areas, such thoughts might be a thing of the past. In fact, buyers will probably find themselves enjoying the city even more than they planned as they relish their new home's proximity to some of Chicago's biggest summer attractions.
Take Library Tower, a 17-story building of 184 loft-style condominiums by Lennar. Located across from the Harold Washington Library at the southwest corner of State Street and Congress Parkway, Library Tower is just two blocks from Grant Park, host to celebrated summer traditions such as Bluesfest, Taste of Chicago and Lollapalooza.
"The building's location is also ideal for those who enjoy running or biking along the lake, not to mention enjoying the Museum Campus," said Leigh Nevers, vice president of marketing for Lennar.
According to Nevers, Library Tower's location has been especially appealing with buyers from the suburbs who enjoy attending downtown Chicago's summer festivals.
"One of the biggest deterrents to suburbanites visiting the city during the summer is logistics. Where do I park? What's the best route to avoid traffic? How far are we going to have to walk to get to our destination?" said Nevers. "So buyers are excited about alleviating all of these questions by moving to Library Tower. Even if they only plan to use their home at Library Tower on the weekends or for special events, it's worth it to them to know they'll always have a parking space and they'll never have to leave an event early to avoid traffic."
With construction well under way, Library Tower's remaining homes are priced from the low $300,000s to the upper $800,000s and range from 865 to 2,130 square feet with one to three bedrooms and one- to 2½ baths. Indoor parking is available for an additional $40,000. Library Tower plans to welcome first move-ins in May 2008.
And there will be no better place to enjoy Chicago's Air & Water Show than the rooftop pool of Ten East Delaware, a 35-story condominium building in the Gold Coast. Located just four blocks from Oak Street Beach, Ten East Delaware will give buyers a relaxing and upscale venue for watching the show.
Adjacent to the rooftop pool are gardens, a sundeck and The Ten Club, an exclusive rooftop-level clubhouse, which includes a private dining room for large dinner parties and social gatherings. Through an arrangement with the neighboring Talbott Hotel, residents of Ten East Delaware will be able to use the hotel's catering services at The Ten Club.
"The Air & Water Show is a thrilling event to watch and there will be no better way to experience it than by inviting family and friends up to the rooftop pool," said Michael W. Reschke, CEO and chairman of The Prime Group, Inc., which is developing Ten East Delaware.
"Instead of crowding among thousands of other people on the beach, buyers will be able to leisurely enjoy the show from the comforts of the pool. And if they really want to celebrate in style, they can order up pool-side room service from the Talbott Hotel, which is much easier than taking a cooler to the beach."
Located on the northeast corner of Delaware and State, Ten East Delaware features 121 residences, including one-, two-, and three-bedroom floor plans ranging from 845 to 3,095 square feet. Prices range from $550,000 to $2.6 million and climate-controlled, indoor parking is available starting at $65,000. The building will be complete in fall 2009.
