Luxury residences in Palatine, Des Plaines

Luxury residences with views abound at three R. Franczak & Associates' developments in northwest suburban Palatine and Des Plaines.

The Preserve of Palatine includes 94 luxury condominium residences in two buildings. Residences overlook wooded open spaces as well as a pond.

The Preserve of Palatine has more than 80-percent occupancy. The remaining condominiums in the 42-unit North Building offer a selection of floor plans. Prices range from $309,900 to $374,900. Plans include:

• Residences 306 and 206 are Maple plans. These units feature views of the tree-lined boulevard.

The Maple plan has two-bedrooms-plus-den, two baths and 1,534 square feet of living space. Priced at $339,900, this home features maple cabinetry, granite kitchen and bath counters, stainless-steel appliances, Brazilian wood flooring, and island peninsula kitchen overlooking the adjoining dining/living room. Bedrooms are on either side of the great room for maximum privacy.

• Residences 209 and 213 are Aspen II plans with 1,447 square feet of living space, two bedrooms and two full baths. These units feature views of the wooded preserve areas adjoining the community.

The Aspen II plan offers a great room/kitchen area with access to a balcony. This plan is perfect for entertaining guests because of its open floor plan with gourmet island in the kitchen. The Aspen II is priced from $315,900.

The Preserve of Palatine also features designer-decorated formal lobbies. The architecture features brick turrets on the northwest and northwest corners, as well as a brick and limestone façade and an arched entryway.

Also in Palatine is The Stratford Condominiums, a 5-story luxury development by R. Franczak & Associates located near the Town Square Park at the intersection of Palatine Road and Smith Street.

The Stratford at 190 West Johnson Street will include 32 condominiums. Seven different two-bedroom, two-bath designs are available ranging from 1,311 to 1,594 square feet of living space. Prices range from $294,900 to $389,900.

The Stratford's architectural design incorporates an illuminated cupola that rises from the top of the building. Landscaping includes a park-like plaza centered by a water feature.

Buyers can choose from one of the following plans.

• Residence 208 is a Birch with two bedrooms, two baths and 1,481 square feet of living space. This is currently the sales office and offers a view of the park.

Priced at $359,900, this split-bedroom plan features an entry foyer with views of the island kitchen and great room with access to the balcony. This unit features camel and chocolate colors, copper-colored Tiger hardwood floor, dark-espresso mission-style oak cabinets and granite island and countertops.

• Residence 203 is a Hamilton plan with two bedrooms and two baths with 1,594 square feet of living space. It has been one of the builder's most popular designs. This Hamilton has southern views of Johnson Street.

The home includes a full-size dining room, living room, kitchen and dinette, cabinetry with a built-in dinette buffet, balcony, laundry room and foyer.

Priced at $389,900, the Hamilton was professionally decorated and blends contemporary features with traditional accents. Some of the upgrades include sandstone maple custom kitchen cabinets, stainless steel appliances, Corian kitchen and bath countertops, mahogany wood floors in living areas, ceramic tile and carpet.

• Residence 402 is a Carlton with two bedrooms and two baths with 1,577 square feet of living space. The Carlton corner unit offers views of the park. The home includes a full-size dining room, living room, island kitchen, a balcony, laundry room and foyer. This Carlton is priced at $359,900.

R. Franczak also offers condominiums at The Waterford Condominiums located on the site of the old Des Plaines library building at 799 Graceland Ave. near downtown Des Plaines. In an effort to incorporate some of the old with the new, R. Franczak restored the facility's cupola and made it the centerpiece of the Waterford development.

The Waterford offers a choice of a one-bedroom-plus-den, two-bedroom, two-bedroom-plus-den and three-bedroom-plus-den floor plans with one or two baths and 1,130 to 1,856 square feet of living space. Prices range from $249,900 to $395,900.

• Residence 604, a Fairfax II, is a split two-bedrooms-plus-den, two-bath penthouse plan which features a 10- by 20-foot brick-paver rooftop terrace, a balcony and more than 1,456 square feet of living space. The Fairfax II is priced at $339,900.

• Residence 507 is a Kensington two-bedroom, two-bath offering 1,708 square feet of living space. This corner unit features a 22-foot living room and separate formal dining room. The master suite features a six-foot spa shower. This Kensington is priced at $355,900.
