Bartlett residents opposing plan for 'age-targeted' subdivision

Bartlett residents who live near a proposed 77-unit "age-targeted" subdivision on land currently used by Sunset Hills Farms as riding and pasture space don't think the small ranch-style homes would fit in with their neighborhood.

Seven residents Tuesday raised their concerns during a public comment portion of the Bartlett village board meeting, before trustees publicly discussed the concept plan.

Janet Knupp, a 30-year resident of Sayer Road, is worried the "substantially smaller" houses without a buffer between the custom-built houses on bigger lots would have a negative effect on property values.

"This development may be appropriate for Bartlett, but it's not appropriate for this piece of property," Knupp said.

Fellow resident Patrick Hartle agreed.

"We all paid a premium for our homes," he said. "You're looking at homes that have valuation at $500,000 and $800,000, and they're going to be selling these homes from $250,000 to $350,000."

Residents also voiced concerns about increased traffic the development would bring and whether its construction would mean knocking down "centuries-old" oak trees.

Village trustees suggested the developer work on a modified plan with lower density and a larger buffer zone, and consider a plan that would keep more oak trees.

The developer plans on meeting with residents and working with them one-on-one to address their concerns.
