Retail ready to burst along Rand Road

Development is about to burst on a two-mile stretch of the Rand Road corridor north of Lake-Cook Road, area officials and developers say.

In Deer Park, land has been cleared to accommodate a 58,000-square-foot project that will have stores and restaurants off Rand Road and just south of the Town Center that put the village on the map.

Across the street on the east side of Rand Road in Kildeer, village board members in December are expected consider final approval of a 180,000-square-foot, apparel-focused retail plaza where Lake Zurich Unit District 95's Charles Quentin Elementary School previously stood. That project is to be called Kildeer Village Square.

A couple of miles north in Lake Zurich, developer John Alan Sfire's Fidelity Group intends to construct a 10,000-square-foot retail center, a gasoline station and a day-care operation near Rand and Old Rand roads.

Kildeer Chief Village Officer Michael Talbett said the spate of developer interest in the Rand Road corridor is a significant display of confidence in his town, Lake Zurich and Deer Park.

"What's good for one is really good for all," Talbett said.

Palazzo of Deer Park gained final village board approval in August. Buffalo Wild Wings is expected to be an anchor in the 58,000-square-foot project immediately south of Deer Park Town Center, an upscale retail development that's brought scores of visitors to the village since opening in October 2000.

Deer Park Village Administrator Beth McAndrews said three or four restaurants will be part of that project. The Palazzo of Deer Park plan calls for four retail areas and at least 27 tenants.

Some small businesses were leveled to clear space for Palazzo of Deer Park. She said it was a matter of time before the long-planned project came together.

"When you've got 47,000 cars a day on Rand Road, it's visibility," McAndrews said.

Construction on Palazzo of Deer Park initially was targeted for fall, but it most likely will start early next year, she said.

Sfire wants to build his latest retail development just south of his Deerpath Commons mall on Rand, where Binny's Beverage Depot is a major tenant. He pitched the idea at an informal Lake Zurich village board courtesy review Nov. 16.

After the Lake Zurich planning and zoning commission issues a recommendation, the village board will hold a final vote on Sfire's plan. Sfire said he hopes final approval is granted in time for ground can be broken in March or April, with completion scheduled for the end of summer.

Sfire said there are reasons retailers are now scrambling to locate in a busy corridor such as Rand Road, from the Kildeer-Deer Park area to Lake Zurich.

"Retail is kind of funny in our country," he said. "We've gone through some pretty tough economic times in the past four or five years. A lot of retailers weren't expanding in a very rapid basis," he said. "But unfortunately, or fortunately, most of them are public companies and they have to continue to grow their stock base with more store openings and more retail sales in order to keep their stockholders happy."
