Plan for 3-story apartment building downtown before Barrington board

The Barrington village board Monday will discuss a plan to build a three story, 12-unit apartment building that would be 48 feet and 7 inches tall at its highest point - taller than the church next door.

The plan calls for demolishing the single-family home at 407 E. Main St. that is currently occupied by a Chakra Balancing and Energy Healing business and replacing it with the multifamily building.

The building would feature a 19-space underground parking lot accessible in the rear off Station street.

Jennifer Tennant, the assistant director of development services for the village, said Main Street is around one story higher than Station Street at that location, so the building will appear to be three stories tall from the front and four stories tall from the back, with the bottom story being the underground parking.

The potential site is next to the St. Paul United Church of Christ, located at 401 E. Main St. Tennant said the church is around 42 feet tall at its highest point. Because the building would be 7 feet, 7 inches taller than the maximum building height allowed by the village code, the village will have to grant the developer an exception for the project to proceed.

The residential units will range in size from 1,219 to 1,635 square feet. The building will contain be around 27,012 square feet total.

The site plan has changed significantly since it was first brought to the village earlier this year. The original plan called for the first floor to be comprised of retail and office space with residential space on the second and third floors. The revised proposal eliminates the retail and office elements.

The plan was proposed by G Squared Properties, a Bristol, Wisconsin-based developer.

The plan commission reviewed the project at an October public hearing and voted 5-0 in favor of recommending approval to the village board.

The village board will likely vote on the plan at its meeting in December.
