Bartlett plan commission recommends approval of new subdivision

The Bartlett plan commission on Thursday recommended approval of plans for Bartlett Pointe West, a subdivision that would put 29 new, single-family homes on village's Kane County side.

Now it's up to village trustees to vote on the proposal for the land near West Bartlett Road and Southwind Boulevard.

The vacant, nearly 9-acre site once was part of a quarry but has since been filled in.

Reliable Materials Corp., which owns the land, originally had planned to build 64 townhouses in 2009. But after housing market crashed during the recession, the developer walked away from the project.

Reliable Materials is now back with a plan for single-family homes with smaller backyards than the ones in the existing Bartlett Pointe subdivision. The village standard for backyards includes a 45-foot setback, but those in the new subdivision would have a 25-foot setback.

Bartlett Community Development Director Jim Plonczynski says housing demands have changed since 2009.

"That's kind of the trend in the market - good-sized homes on smaller lots, and the first-floor living space is kind of in demand right now," Plonczynski said. "There's no real market for townhouses."

Building Materials attorney Richard Guerard says he expects the new houses in Bartlett Pointe West will have a similar look to the homes in Bartlett Pointe.

"It's very much an extension of that subdivision," he said.

If the village board approves plans, the single-family homes are expected to range in size from 2,500 to 3,000 square feet, Guerard said, and would cost about $320,000 to $350,000.

This is the second subdivision in the village this year that had been approved for townhouses before the recession, but then developers returned with plans for single-family homes, Plonczynski said. The other was Bartlett Ridge on Naperville Road.
