Hoffman Estates luxury apartment plan features shops, restaurants

A suburban developer is proposing a 600-unit luxury apartment complex that would feature shops, restaurants and other amenities on 17.5 acres located east of Barrington Road in Hoffman Estates.

The Delamore, as it's called by developers Vintage Design & Development of South Barrington, would provide the first new apartments in Hoffman Estates in more than 30 years. Monthly rents would range from $1,200 to $2,500.

Hoffman Estates village trustees who saw the plan Monday gave it a generally positive response but expressed some questions and concerns over whether its proposed combination of underground and surface parking was enough for the development's residents and visitors.

“It's a beautiful concept,” said Trustee Karen Mills. “It would make a nice addition to the area. I think one of the biggest concerns would be parking.”

Joe Elias, president of Vintage, said parking for the project was calculated on the basis of 1.7 spaces per unit. Trustee Gary Stanton said he would aim for something like 2.3 spaces per unit.

Peter Gugliotta, Hoffman Estates' director of planning, building and code enforcement, said that while there's no other development quite like this in the area, there should be some comparable mixed-use projects that might provide a better estimate of parking needs.

The development would feature 10 five-story apartment buildings along Barrington Road, south of Golf Road and north of Bode Road. Plans also call for 20 to 40 hotel suites, restaurants and cafes, doctor's and dentist's offices, a theater, dry cleaners, water features, a swimming pool, fitness club and demonstration kitchen.

“It sounds more like a resort than an apartment complex,” Trustee Gary Pilafas said.

Elias said he received the type of feedback he was seeking from village officials Monday and expects to begin the formal review process for the proposal soon. He hopes to get final approval before the end of the year. Construction of The Delamore is expected to take between one and two years.
