Rosedale in neighborhood profile

Dan LaVallie grew up in Roselle and was familiar with the upscale homes in the Rosedale neighborhood. Five months ago, when a home in the subdivision came on the market, LaVallie and his wife Katie purchased their dream home.

With few homes for sale in this part of town, the couple was thrilled to snag a house in such a nice area with a park nearby and little traffic.

"There's so much I love about this place," Dan LaVallie said. "It's really spacious; the fireplaces are gorgeous. The woodwork is amazing with beautiful trim everywhere. And we have external lighting, so at night the house really looks nice."

The couple enjoys their kitchen, the heart of the home, with its granite countertops, big beautiful island and custom cabinets, LaVallie said. "It's very nice for the family. We like to sit around the island and chat."

Dan and Katie LaVallie also have a large yard, a welcome amenity for their two daughters and shitzu and Pomeranian dogs, especially as spring approaches.

Their location is also a plus.

"We're away from Lake Street and Bloomingdale Road," LaVallie said. "It's a nice quiet neighborhood for kids."

Situated north of Lake Street and west of Bloomingdale Road, Rosedale is a hidden gem tucked away in a little pocket of Roselle, said Jackie Paul, real estate broker with Coldwell Banker and a resident of the subdivision.

Rosedale features 80 move-up homes constructed by individual custom builders. Homes generally have four bedrooms, some with five, and a room designated as a home office or study, along with basements.

Many residents have beautifully updated their baths and kitchens, Paul said.

"Some of the gourmet kitchens are spectacular," she said. Paul has also seen homes in the neighborhood with an unusual, lodge-style basement, and with a play area that "was so nicely done it looked like a preschool room."

It's not only the houses that are stunning; the subdivision features beautiful gardens and landscaping with no fencing and no aboveground pools.

A wonderful amenity for residents is the nearby 50-acre park with soccer fields, basketball, baseball, walking path, playground and rec center.

"Everyone loves the park," Paul said.

Also, desirable schools are another draw for homebuyers. People love the elementary and junior high school, and students can walk to the high school.

Paul and her husband looked around for a few years for a home when they stumbled upon Rosedale. "I said, 'Oh my goodness, let's check this out,' " Paul said.

"We went in the house, and we talked to neighbors and they loved the area. We're empty nesters, but don't plan to move because we've found such a nice home in a great area."

Roselle's Lynfred Winery, which has produced world-class wines since 1979, is an attraction for locals and visitors alike. Winery tours and tastings are offered year-round. The winery, also an opulent bed-and-breakfast, offers four suites for a weekend getaway.

Roselle offers many family festivals and other events, including the annual Rose Festival and Parade, the Taste of Roselle and the Concert in the Park series Thursdays in July.

Rosedale residents have easy access to Stratford Square Mall and its restaurants and movie theater, as well as close access to the Elgin-O'Hare Expressway. Schaumburg and Roselle Metra train stations are also nearby.
