Hoffman Estates board hears proposal for 19-home subdivision

The Hoffman Estates village board expressed both excitement and concern Monday toward a proposal to convert vacant land off Bradwell Road into a 19-lot subdivision.

The property, which the previous owner lost to foreclosure, is between Kingston and Chamber Drives in unincorporated Cook County, adjacent to the Colony Point subdivision.

About a dozen residents who live near the lot were present for the courtesy review of the subdivision plans by the village's planning and zoning committee.

Trustee Karen Mills made clear at the beginning of the meeting that the plans were nowhere close to being finalized.

Representatives from Projx Construction Group Inc., which is under contract to purchase the property, explained that they are hoping to build on the lots semi-custom single-family homes ranging from 2,600 to 3,600 square feet. The homes would contain four or more bedrooms, two or more bathrooms and full basements. Prices would range from the high $400,000s to the low $600,000s.

While the thought of new homes being constructed in the village made the board happy, all the trustees expressed concerns with the subdivision — which would be built around a cul-de-sac — having only one entrance.

Projx representatives explained that Cook County wouldn't allow for two entrances to the subdivision from Bradwell Road. They said their current plan is safe, but that they will continue to work with village staff to ensure adequate fire truck access to the subdivision.

“I think that might be a problem, having the one (entrance),” Mayor William McLeod said. “You gotta find some other ways, as far as I'm concerned, for entrances and exits.”

Trustee Jacquelyn Green agreed, noting that the village typically doesn't move forward to approve new housing developments unless there are two entrances.

“We'd be happy to see more development come into town,” Mills said before adding that the plans will need to be safer than what she felt they are currently.

Projx does not have a deadline for when they need to come back to the board with revisions to their plans.

Mills said construction of a subdivision, which could look completely different from what the board was presented with Monday, may not begin until months or years from now.
