Conor Commercial closes two leases in Bolingbrook

Conor Commercial Real Estate, a member of The McShane Companies, recently finalized two long-term lease transactions with Black Horse Carriers and Trane U.S. Inc. at the new 70-acre Fountain Square Commerce Center industrial business park in Bolingbrook.

Black Horse Carriers, a privately held company providing dedicated fleet and private fleet replacement services for the food and grocery, retail, bakery, dairy, consumer product, industrial and automotive industries, has executed a full-building lease at Building 1 totaling 109,354 square feet.

At Building 3, Trane U.S. Inc. has leased 44,179 square feet at the 162,394 square foot facility. Trane U.S. Inc. is an air conditioning systems, services and solutions firm.

Fountain Square Commerce Center is located at Remington Boulevard and South Schmidt Road in Bolingbrook. The multi-building development is situated near the full I-55 interchange at Route 53 and the I-355 interchange.

George Pappas of Hartford Associates represented Black Horse Carriers in the lease transaction while Jim Cummings and Brian Carroll of Newmark Grubb Knight Frank, together with the park's exclusive marketing agents Jim Estus and David Bercu of Colliers International, represented the ownership. Trane U.S. Inc. was represented by Mike Magliano of Cushman and Wakefield while David Bercu and Jim Estus represented Conor Commercial.

McShane Construction Company and Ware Malcomb, the original design/build team for the industrial business park, will complete the comprehensive interior build-outs on behalf of both tenants.
