300 houses coming to Naperville golf course site

A subdivision of 300 homes soon will begin taking shape at the site of a former golf course on the northwest side of Naperville.

Pulte Home Corp. received final approval this week from the city council to build the first phase of the Atwater subdivision on 204 acres near Diehl Road and Route 59 - land that used to be Country Lakes golf course.

The first phase will include 152 houses on 108 acres.

Pulte spokeswoman Valerie Dolenga said the company is beginning site development on the property in advance of a grand opening anticipated for late summer or early fall.

The neighborhood will include 77 ranch-style homes targeted toward people 55 and older, 110 acres of open space, two new parks totaling 7.3 additional acres and a network of more than 3 miles of accessible trails.

Nearby residents voiced concerns about flooding near the former golf course site and about traffic from all the additional residents Atwater will bring.

But city staff members said the developer responded by creating a stormwater management plan that provides more capacity than required by DuPage County and by adding an extra street that connects the new subdivision to Shore Road on its western edge.

The developer also will pay $875,325 to Indian Prairie Unit District 204 to support schools where students living in Atwater will attend.

Pulte plans to build the subdivision in two phases after completing its purchase of the former golf course property in December.

The Country Lakes golf course was considered as a site for a stormwater management project by the DuPage Forest Preserve District in the late 1990s and 2000s. But the idea fell through when the district's legal efforts to buy the land through a condemnation suit were unsuccessful.
