Lake Zurich approves new 35-home subdivision called Avery Ridge

Lake Zurich will be getting a little bigger after the village board this week approved a new 35-home subdivision called Avery Ridge on the northeast side of town.

The subdivision will be built on about 20 acres that was, until the board's unanimous vote Monday night, in unincorporated Lake County.

The land at 24168 North Midlothian Road is owned by James and Marie Raupp, who would continue to live in a farmhouse on the site, according to village documents.

The existing driveway will be upgraded to a road and extended into the property. That new road, called Avery Ridge Circle, has room for 31 new houses. The Raupps' house would be one of four on a cul-de-sac to be built off the new road.

Residents of the new subdivision will choose between six styles ranging in size from 2,484 to 3,923 square feet, and three to five bedrooms. Each home would have a two- or three-car garage.

The site will feature three ponds and the northeast corner of the property near Midlothian Road will be reshaped to look more natural, according to Greg Collins of the developer M/I Homes. The plan also calls for about two additional acres of open space to be managed by a homeowners association.

Sarosh Saher, Lake Zurich's director of community development, said the village has not received any negative feedback on the plan.

"We had people generally call to ask questions about it but nothing that was negative," Saher said. "It was more with trying to orient themselves with where the new houses will be built."

Sarosh said the new subdivision's stormwater plan will be an enhancement for their new neighbors to the south by diverting water that would have run onto their property elsewhere.
