Hearing set for Wednesday on latest Rolling Meadows Dominick's site plan

The latest proposal to redevelop the former Dominick's site in downtown Rolling Meadows will get its first formal hearing Wednesday.

The planning and zoning commission will consider plans for 115 townhouses on the rear portion of the site at 2819-2915 Kirchoff Road. Ryan Homes, which has that land under contract, is requesting a rezoning of nine acres from commercial to residential, while owner Clark Street Development would retain a 1.4-acre front portion along Kirchoff for potential commercial use. Ryan Homes has also asked for preliminary approval of a planned development and subdivision of the property.

Beginning at 7:30 p.m. Wednesday, the nine-member city commission will hear a presentation from the petitioner, take public comment and make a recommendation to the city council, which is tasked with making a final decision on the project.

Called Meadow Square, the development would feature three-story rowhomes - all with three bedrooms and built-in garages - priced starting at $300,000.

A majority of aldermen gave favorable reviews to a similar proposal for 120 townhouses, which was unveiled during a committee of the whole meeting in September. At the time, aldermen voted 4-1 in a straw poll in support of the plans, with John D'Astice, Mike Cannon, Robert Banger Jr. and Tim Veenbaas in favor, Joe Gallo opposed, and Laura Majikes undecided. Since then, Nick Budmats has been appointed to the council and has said he is undecided.

Various proposals - from other townhouses and apartments to a senior housing community - to redevelop the 11-acre site have fallen through or been rejected, and this one also faces opposition from some residents who want more commercial development on the property.

Dominick's closed in 2004, and adjoining small shops followed soon after, while the vacant 130,000-square-foot building was demolished last January in hopes of spurring redevelopment offers.

The commission meeting will be in the council chambers on the second floor of city hall, 3600 Kirchoff Road.
