Buffalo Grove postpones vote on Woodman's project to review new design

Buffalo Grove's village board postponed a vote Monday to approve the planned Woodman's Food Market on the northeast side of town, after developers proposed changes to the project's layout.

Under the new design, the development's car wash, quick lube shop and gas station would shift from the south side of Deerfield Parkway to the north side.

Village trustees sent the amended proposal back to the village's planning and zoning commission for further review.

The commission recommended approval of the project Sept. 21, but residents living near the development site have objected to its plan calling for a gas station on the south side of Deerfield Parkway.

Their opposition stems from concerns about possible groundwater contamination and the potential for a fuel leak to seep into a nearby creek.

Shorewood Development Group, the contract purchaser of the 25-acre property at the northwest and southwest corners of the intersection, appears to have addressed those concerns with the new design.

The planning and zoning commission will conduct a hearing on the amended proposal Nov. 2, and it's expected back before the village board Dec. 5.

The centerpiece of the proposed development would be a 242,000-square-foot Woodman's grocery store on the northwest corner of the intersection. In addition to Woodman's, the development would include a 5.4-acre development on the southwest corner consisting of three buildings - a 30,000-square-foot commercial/retail building with a drive-thru and 11,000 square feet of office space on the second floor; a building with two restaurants and a drive-thru; and a third building for a bank with a drive-thru.

Although the village is eager for the store to be ready in 2017, it is looking like shoppers will have to wait another year before doors open.

"It's going to take 10-12 months to build, so we're probably looking at 2018," Buffalo Grove Community Development Director Christopher Stilling said. "We would love to have it open at the end of 2017, but we'll see."

Village trustees in June cleared the way for the project by approving a $7 million incentive package with Woodman's that will see the village share sales tax revenues with the grocery chain and help fund infrastructure improvements at the intersection of Milwaukee Avenue and Deerfield Parkway.

The village expects to gain around $25 million in new revenue from the project in its first 20 years.
