Kildeer Village Square - New Retail Development in Kildeer, IL

Chicago, IL -Kildeer Village Square LLC an affiliate of the Bond Companies is pleased to announce the construction and Spring 2017 opening of the 200,000 square foot Kildeer Village Square Shopping Center located in the Village of Kildeer, IL in Lake County, approximately 28 miles northwest of downtown Chicago. The development is part of the sub-regional trade area that has formed in southwestern Lake County comprised of the communities of Barrington, Kildeer, Deer Park, Lake Zurich and Long Grove comprising more than 1 million SF of lifestyle and needs based retail. At the intersection of Plum Grove and Rand Roads, Kildeer Village Square is positioned in an infill trade area and will connect between two existing shopping centers. Adjacent to the southeast of the Property is a Whole Foods-anchored Kildeer Marketplace shopping center also developed by Bond Companies, and adjacent to the northwest are the Shops of Kildeer, owned by Kimco (NYSE: KIM).

Kildeer Village Square is one of only two larger scale shopping centers under construction in the Chicago metropolitan area and is over 90% pre-leased. Anchor tenants include Nordstrom Rack, Nike, DSW, F21 Red (Forever 21), and Sierra Trading Post with one other 41,000 SF anchor tenant being finalized. The out parcels and most of the shop space has also been leased. Sierra Trading Post is owned by TJX Company and is a new entrant into Chicago.

The infill site was an assemblage of 13 land parcels located in the Village of Kildeer and unincorporated Lake County. Parcels included a vacant school from the Lake Zurich School District, several businesses, residential properties and the Countryside Association.

The land acquisition and construction financing was provided and arranged by the Private Bank led by Mark Spears.

Kildeer Village Square is phase two of Bond Companies' retail developments in the Village of Kildeer with its 65,401 SF Kildeer Marketplace located adjacent to the east and anchored by Whole Foods with Road Runner Sports, Krisers and Bank of America.

Pre-cast and steel is already up and site work is on-going. Kildeer Village Square is expected to open in Spring of 2017. The construction will be completed in less than a year with tenants opening throughout the first few months of 2017.

Bond Companies is the Developer of the project and recently celebrated its 30th year in business and is best known as retail, multi-family and mixed-use development disciplines. Bond Companies is also under construction with its mixed-use project at 1001 Chicago Avenue in Chicago and the re-development of Touhy Plaza in Skokie.

Damon Dance, Executive Vice President of Bond Companies and lead developer of the project, noted that "Kildeer Village Square completes the hole between Kildeer Marketplace and the Shops of Kildeer. Moreover, the development continues our 10 year relationship with Village as our combined efforts have created the Eastern entrance to the Village."

Midwest Commercial's Scott Stefanik is leading the leasing efforts. Stewart-Nosky Architects, Power Construction Company and V3 Engineering completed the development team.
