Bathroom in dire need of an update

In 1988 I lost my husband to cancer at age 45. Since then my daughter and I have stayed together. My job moved to Aurora and 22 years ago, rather than a lengthy commute, I bought a ranch home with three bedrooms for us. Shortly after that she got married and they created living space in the basement, an arrangement that was supposed to last only three, at the most five, years. Within two years there were two children added to the group. Several years later my mother moved in because she could not live independently after hip surgery. She stayed with us until her death in 2010, about 12 years.

My grandchildren have graduated and are both working toward establishing their futures. During this whole time I have worked full time helping to support and provide lodging for everyone. Last year I was let go from my job and decided it was a good time to retire and start working toward my future. Because of some physical issues, I've scheduled hip replacement surgery and rehab and I am planning to sell my house and move into senior housing where I won't have to worry about maintenance, cooking, cleaning, etc. Having an updated bathroom would definitely improve the resale value of my home.

Budget: $5,000-$7,000

The green bathtub can be updated with one of our acrylic bathtub liners. We can cover the outdated tile with one of our acrylic wall systems. We can remove the green sink and medicine cabinet and replace them with a sleek pedestal sink and chrome or wooden medicine cabinet above. We can cover the tile walls throughout with wainscoting.

Suggestions:

• An acrylic bathtub liner and wall system are extremely durable, modern looking and come with a lifetime warranty.

• A pedestal sink won't take up much space but it and a new medicine cabinet will give the bathroom an updated appearance.

• Wainscoting around the bathroom walls will cover the outdated tile look and offer a clean and maintenance-free alternative.

A pedestal sink and new bathtub liner can update the look of a bathroom.
