Developers looking to replace Glen Ellyn businesses

Developers want to replace two Glen Ellyn businesses with apartments and parking spaces.

The Opus Group has set its sights on the Giesche Shoes and Main Street parking lot properties, and Next Generation Development wants to revamp property that houses the long-standing McChesney & Miller grocery store.

The grocery store will close Oct. 4 and Giesche Shoes is closing as well, according to Planning and Development Director Staci Hulseberg.

The village board recently held a workshop where The Opus Group presented its proposal for the Giesche site redevelopment. The group wants to construct a 5-story building on the Giesche property and the village's Main Street parking lot.

The mixed-use development would contain about 125 luxury rental apartments, two levels of parking and about 8,400 square feet of ground-floor retail space, according to village documents.

The Opus Group also wants to build a parking structure near that building on the village's Glenwood Avenue parking lot, the St. Petronille Parish parking lot and the former rectory property. The parking structure would be owned and maintained by the village.

Each structure would have parking available to the public.

The Opus Group also is asking for some financial incentives with the deal, including that it gets the village land for free.

"The village board hasn't discussed whether or not they're going to be willing to give those things yet," Hulseberg said.

The village board also will hold a workshop Monday regarding the redevelopment proposal for the McChesney & Miller property.

Next Generation Development wants to build a mixed-used building on that property, the adjacent Crescent Boulevard right-of-way and part of the village's Crescent/Glenwood parking lot.

As proposed, the six-story building would include residential units, ground floor parking, some below grade parking and 3,744 square feet of retail space.

The village board has yet to approve the projects.
