Private investor buys Merlin in Downers Grove

Adelphia Properties, a commercial real estate firm specializing in brokerage, leasing and management services located in Oak Brook, announced the sale of Merlin, a single-tenant retail net leased property located in Downers Grove.

George Spirrison, CCIM & Simeon Spirrison, CCIM, had the exclusive listing to market the property on behalf of the seller, a limited liability company.

The 3,551square-foot single tenant investment property, Merlin was constructed in 1996 located at 1711 Ogden Ave in Downers Grove.

It's is on a frontage road at a heavily traveled corner site on Ogden Avenue' commercial corridor of Downers Grove. Multiple offers were procured while marketing the property. The sales price was not disclosed.

Adelphia Properties' George Spirrison, CCIM & Simeon Spirrison, CCIM represented the private seller. The purchaser was an all cash non-1031 private investor.
