The York Building, a new office and retail structure beginning to take shape in downtown Elmhurst, is scheduled to open in late summer with a different vibe than developers first envisioned.
The three-story brick building at 128 N. York Road originally was expected to house stores, office space and apartments -- and the city council approved those plans last year with an eye toward a late 2016 opening.
But Carrie Pedote, a property manager at First Course Acquisitions, said the plans changed in late fall when developers identified a growing need for good-sized office space and a declining need for residential development.
With that in mind, she said, the developers decided to focus on the office and retail portion of the building and eliminate the residential component.
To make the change, the company had to redesign and resubmit its plans to the city, which delayed the start of the project.
The building is at the site of the former Plass Appliance and Furniture store. The Plass family opened its first suburban shop in 1938 in Villa Park and closed its last Chicago-area stores in 2013.
Pedote said First Course's decision to tear down the old building in favor of new construction matches what the city asked for in its downtown plan.
"It seems like a lot of companies are investing in Elmhurst," she said.
First Course also owns the buildings at 120, 124 and 126 N. York. Pedote said the company has not decided what its long-term plans are for those structures.
