Lake-Cook Corridor study includes interesting findings about hotels, health care

Retail has been the primary focus for many who have looked at Buffalo Grove's Draft Lake-Cook Corridor Market Study and Existing Condition Report, which recently was discussed by the village board.

But its findings also include information about hotel and health care markets along the corridor between Arlington Heights Road and McHenry Road.

Buffalo Grove has two hotels with 274 total rooms, compared with nine hotels and 1,408 rooms in Arlington Heights.

The reasons include the lack of direct access to highway and mass transit networks, reducing the number of unplanned visits, the report says. It also cites the limited base of amenities and attractions within the corridor.

In the health care arena, eight buildings serve medical office and health care tenants. They include three owned by Hamilton Partners that are occupied by a diverse tenant mix of doctors, medical office users, and clinics. There also are two immediate care centers.

The report says many large health care providers target malls and shopping centers for new locations. Buffalo Grove Town Center could meet the demand, which would also serve the dual purpose of reducing the vacancy at the struggling center, it said.
