M/I Homes Introduces Two New Townhome Communities in Top Naperville Locations

M/I Homes, the most active townhome builder in Naperville, Ill., announces the grand opening of two new townhome communities in the popular western suburb of Chicago: Emerson Park, a community of 156 townhomes located just north of 95th Street off Wolf's Crossing Road; and Sedgwick, which includes 65 townhomes and is east of Route 59 and Ogden Avenue, adjacent to M/I Homes' popular Mayfair townhome community.

Each community will kick off sales with separate grand opening events that are open to the public and mark the first opportunity for prospective buyers to tour new decorated model homes. The grand opening celebration for Emerson Park will be Thursday, March 2, from 4:30 to 8 p.m., while the grand opening for Sedgwick's new Grant Park series of floor plans will take place Thursday, March 9, from 4:30 to 8 p.m.

"M/I Homes has a great national reputation for townhome design, and here in the Chicago area we're pairing that expertise with our in-depth knowledge of the Naperville market, where we are currently the No. 1 townhome builder," said Curt VanHyfte, area president of M/I Homes. "These two communities and the floor plans they offer reflect not only our understanding of which home features are top priorities for our buyers, but also our knowledge of the most desirable locations in Naperville."

VanHyfte noted Emerson Park and Sedgwick check off all the boxes for what typically attracts buyers to Naperville, from access to top schools and a wealth of shopping and dining options, to proximity to main transportation arteries like I-88 and I-355 and Chicago's Metra rail system. Both Emerson Park and Sedgwick are served by highly acclaimed Indian Prairie School District 204. Additionally, Emerson Park is minutes from Naperville Crossing, a popular retail and entertainment center, and is walking distance to the 95th Street Metra Park-n-Ride. Meanwhile, Sedgwick is just off Naperville's Route 59 corridor and near 75th Street's Springbrook Prairie Pavilion, which offers a variety of stores and restaurants including Whole Foods, Nordstrom Rack, PieFive and Eggsperience.

According to Cheryl Bonk, vice president of sales and marketing for M/I Homes, Emerson Park and Sedgwick offer home designs from different floor plan series, giving buyers in the Naperville market additional options in not only location, but also price point, home size and design features. For example, Emerson Park features five designs from M/I Homes' Uptown series, with the three-level floor plans measuring 1,579 to 1,998 square feet and including two to three bedrooms, 1½ to 3 baths, an attached two-car garage, and lower-level den or bonus room per plan. They are based-priced from $239,990 to $287,990.

"We're excited to introduce our brand new Foster floor plan, which is one of two featured models we'll be unveiling at our March 2 grand opening for Emerson Park," said Bonk. "Buyers can tour this home and experience its ample living space, including a huge family room that's open to the kitchen and breakfast area."

Upstairs, the model showcases the Foster's standard configuration with a loft situated between the master bedroom and secondary bedroom and adjacent to a large second-floor laundry room. Buyers can also choose an optional layout with a third bedroom in lieu of a loft. Additionally, the Foster features a lower-level den with direct access to the attached two-car garage. The plan measures 1,998 square feet and is priced from $271,990.

Buyers at Sedgwick can select from both the Grant Park and Georgetown series of floor plans. Measuring 1,550 to 2,312 square feet, these two- and three-level townhome plans have two to four bedrooms, 2 to 3½ baths, an attached two-car garage, and basements or lower-level living space, per plan. They are base-priced from $299,990 to $374,990. The Sedgwick sales center includes two model homes: one, featuring the 2,379-square-foot Caldwell model, is already open and available for tours, while a second, featuring the 1,961-square-foot Burnham plan, will be unveiled at the community's March 9 grand opening celebration.

"Sedgwick is right next door to our extremely popular Mayfair community, so our goal was to expand available choices for our buyers by offering slightly larger floor plans at Sedgwick," said Bonk. "By touring the Burnham plan, which is actually one of the smaller floor plans at Sedgwick, buyers will see just how much these designs offer in the way of terrific features. This home is incredibly flexible, with a huge upstairs loft, an open living and dining space on the main floor, and a full basement that buyers can turn into a gym, home office, playroom, or anything else that fits their lifestyle."

The Burnham is priced from $329,990 and comes standard with two bedrooms and 2½ baths, with the option of selecting a third bedroom in lieu of the loft. The model also showcases the range of finish choices available to M/I Homes buyers, including hardwood flooring, gourmet kitchen and luxury master bath.
