Geneva aldermen oppose proposed duplex plan

Plans to build 32 duplexes on the site of the former Geneva Greenhouse are getting a thumbs-down from Geneva aldermen.

The committee recommended in a 9-1 vote Monday to deny a request to rezone the property on Western Avenue from R-1 to R-6. An R-1 designation allows only single-family detached housing, with lot sizes of at least 13,000 square feet per house.

R-6 allows single-family attached housing, which allows two- and three-unit single-family detached buildings with minimum lot sizes of 3,250 square feet.

Neighbors argued the development was too dense, would cause flooding of neighboring properties, would cause traffic problems on Western, and just didn't fit the style of the neighborhood.

The land is designated for single-family detached housing in the city's comprehensive land-use plan. Aldermen have recommended that that plan be changed to allow attached housing, such as duplexes and townhouses.

The 7-acre site housed the greenhouse business until 2006.

K. Hovnanian Homes of Wauconda proposed the Geneva Meadows subdivision.

The council will take a binding vote on the rezoning land-use-plan change, the rezoning request, and a plat of subdivision, at its Sept. 6 meeting.
