Tanglewood Hills in neighborhood profile

Set in the rolling hills of Batavia, Tanglewood Hills offers stunning estate homes surrounded by natural beauty - 100-year-old oak trees, a wildflower meadow and a beautiful stream that meanders through the property.

Situated on the southwest side of Batavia west of Randall Road and south of Main Street, the popular clubhouse community features a swim and tennis club for residents, 40 percent open space, parks and walking trails.

"We love the layout of the subdivision with open space behind all the homes where it feels a little more private," resident Abby Szklarek said.

The subdivision offered everything Jeff and Abby Szklarek wanted: beautiful spacious homes, convenient location and excellent schools.

"With two little kids and one on the way, we needed a larger home with four bedrooms," Abby Szklarek said. "Here none of the bedrooms share a wall, which is great when one child cries in the middle of the night. And the finished basement is great for kids' stuff.

"Everyone is really friendly, and we're lucky that the people next door are about our age with kids the same age as ours. We do everything with them; the kids play together, and we baby-sit for each other."

The couple's son is in kindergarten at Grace McWayne Elementary School within the subdivision.

"We love the school, which is very close to us," Szklarek said. "And we've met a lot of people through the school.

"This is a beautiful neighborhood. People take pride in their properties, and the association takes good care of the common spaces."

Tanglewood Hills showcases custom and semi-custom homes with unique architectural styles by various high-end builders. Sidewalks and street lamps contribute to the neighborhood's curb appeal.

Homes feature more than 4,000 square feet with good-size lots averaging close to a half acre, said Carrie Sebold, real estate broker with Baird & Warner in St. Charles.

"Homes have big, open floor plans with a lot of crown molding and trim detail, fireplaces, large closets, glorious master suites, a minimum of 3½ baths, many with finished basements and at least a three-car garage.

"Four phases of the five-phase project are complete with Toll Brothers now building semi-custom homes in the last phase," Sebold said.

Tanglewood Hills sits on the southern edge of Batavia, minutes from I-88, the Randall Road corridor and the quaint downtowns of Batavia and Geneva. It offers an exceptional location with easy access to everything you need, yet it's tucked back a little from the main road.

"We're so close to Randall Road with Jewel and Target just five minutes away, but we can't see it or hear it," Szklarek said.

For recreation, Hawk's Bluff Park is a great neighborhood park with a playground for kids, Sebold said. The park features a fishing deck, a large picnic shelter, a multilevel playground and a multi-court area with a basketball hoop and a tennis practice wall.

The neighborhood's most unique quality is its natural beauty. The park is home to four ecosystems that include a prairie, stream, wetlands and oak savanna trees that may be 165 years old.

The Riverwalk, a 3.2-acre park and native wildflower sanctuary along the Fox River, is a focal point of Batavia, where people enjoy the picturesque setting and beauty of the outdoors.

Batavia offers a bounty of recreation with much of it centered on or around the river. A wooden bridge that leads to a small park in the middle of the river highlights the river's scenic beauty.
