2 new buildings will replace Trademark in Lombard

Two new buildings that could eventually house restaurants or shops will replace the former Trademark restaurant in Lombard.

Bill Heniff, the village's director of community development, said the existing 12,000-square-foot building at 777 E. Butterfield Road has been vacant for at least two years.

Since it was developed in the early 1980s, it has housed several other restaurants, including Topo Gigio, Magnum's Prime Steakhouse and the Rusty Pelican.

Keystone Ventures, a River Forest-based real estate development company, is in the process of purchasing the property, Heniff said. The company plans to demolish the building to make room for two 6,000-square-foot structures.

Earlier this month, the village board approved Keystone's request to rezone the property from office district to community shopping district. Trustees also approved a drive-through and outdoor dining area, in case the future owners want to have those features installed.

"The 12,000-square-foot restaurant building is difficult. The 6,000-square-foot gives much more flexibility of design," Heniff said. "The more turnkey (the buildings) are, the more quickly occupancy can occur."

No details were available regarding what businesses might move into the buildings, but Heniff said once Keystone closes on the property next month it may work with interested parties on the final design of the buildings.
